GuruNanda LLC, a maker of oral care products and essential oils, is expanding its operations in Buena Park by purchasing a large industrial building. The company, which gained national attention after its oil-pulling products went viral on social media, acquired 92,395 square feet of space for $28.1 million. This move nearly doubles the total square footage available for its manufacturing and distribution activities.
American Automation Labs, a subsidiary of GuruNanda, completed the off-market purchase from Rexford Industrial Realty last month. According to CoStar records, this transaction ranked as the fifth largest industrial sale in the Orange County region for the third quarter. The property sits at 6635 Caballero Blvd. and was built in 2003 on a 4.1-acre lot.
GuruNanda currently leases its headquarters in the adjacent building. The company plans to vacate that facility and move into the newly purchased property by January 2027. This relocation will consolidate its operations into a single, larger footprint. The company employed approximately 200 people at its manufacturing facility last year, with a daily production capacity of 200,000 units.
James deRegt and Nick Krakower of SRS National Net Lease represented GuruNanda in the deal. DeRegt stated that the acquisition allowed the company to grow its operations in place, as it already owned and occupied the neighboring building. Krakower noted that Buena Park remains a strong industrial market due to its central location and freeway access. He described the purchase as a positive sign for continued investment in the Orange County industrial sector.
The building was previously occupied by DG Logistics LLC, a third-party warehousing and supply chain management company. CoStar records indicate that DG Logistics sought to exit its lease ahead of the sale. Rexford acquired the warehouse in December 2020 as part of an $86.3 million deal involving four industrial properties purchased from a private family trust. At that time, the Buena Park property was valued at $25.1 million, meaning the recent sale price reflects a roughly 12 percent increase over nearly six years.
GuruNanda financed the purchase with a $22.5 million loan from Wells Fargo. The deal occurs while the national industrial market remains stable but Orange County faces specific challenges. The national vacancy rate stayed flat at 7.8 percent. In Orange County, however, the vacancy rate climbed to 5.5 percent in the second quarter, the highest level recorded in the past 20 years according to CBRE. Leasing activity in the region declined from the first quarter to 2.51 million square feet, though demand remained spread across logistics, manufacturing, retail, and services sectors.
GuruNanda founder and Chief Executive Puneet Nanda established the company in 2012 after selling his previous oral care business, Dr. Fresh, to private equity. The company's oil-pulling products gained traction in 2022 following a viral TikTok video. The products are now sold in Canada through retailers including Walmart, Amazon, and Loblaws. GuruNanda recently launched new items, including a travel-sized toothbrush with a built-in floss pick and a whitening gel pen.
